Deadline Alert: All Florida CAM licenses expire on September 30, 2026. The renewal fee is $105 online.

Recent changes in Florida law have updated the Continuing Education (CE) requirements, creating different credit hour totals depending on whether you manage a Homeowners' Association (HOA).

SB 822: Mandatory Professional Management

Effective Jan 1, 2027
  • Revenue Threshold: Any Condominium or HOA with total annual revenues of $500,000 or more must retain a licensed CAM firm. Self-management is prohibited.
  • Board Duty: Board members and officers have a statutory duty to verify that the CAM/Firm is properly licensed under Part VIII of Chapter 468 before entering a contract.
  • Impact: Closes the loophole of large associations self-managing to avoid professional oversight, placing a strict fiduciary liability on volunteer boards.

HB 913: Oversight & Conflicts of Interest (2025)

  • Manager Revocation: Bars CAMs with revoked licenses from holding ownership or leadership in a management firm for 5 years.
  • Conflicts of Interest (Bidding): Professionals bidding on milestone inspections must disclose financial interests. Bids over $2,500 (<100 units) or $10,000 (100+ units) require at least two competitive bids.
  • Meetings: Virtual board/owner meetings and electronic voting explicitly authorized.
  • Financial Disclosures: Financial reports must be posted on a secure portal within statutory timeframes, accompanied by board affidavits.

HB 1395: Milestone Inspections & SIRS

Ongoing Compliance
  • Milestone Inspections: Required for buildings 3 stories or higher when reaching 25 years of age (inland/coastal distinction removed), and every 10 years after.
  • SIRS (Structural Integrity Reserve Study): Visual inspection must be done by an architect, engineer, or certified reserve specialist.
  • Mandatory Reserves: Effective Dec 31, 2024, unit-owner controlled associations may NOT waive collecting reserves for items required in the SIRS.
  • Developer Disclosures: Turnover documents must include SIRS and structural inspection reports.
